Start month-to-month, convert when you want

Every new unit installs on month-to-month terms so your team can take it back whenever leasing demand returns. Move any unit to a 1, 3, or 5 year term in the portal and the higher share applies. Month-to-month units cap at 30% of the installed portfolio.

Walk-away protection

No termination fee after a unit's first 90 days. Deinstall on your chosen date, grouped into the next swap, always after the current reservation ends. The unit comes back ready to lease.

Who is Landing?

Landing has operated furnished apartments inside professionally managed communities since 2019, across 250 US cities, in partnership with more than 1,500 owners and property managers. Occupancy AI is the software layer on top of that operation: the same engine Landing uses to decide where to install, opened to the owner.

How does the AI decide which units to select?

It reads your rent roll, leasing velocity, seasonal leasing curves, and renewal retention against Landing's own demand history, and selects only units it can predict with 95% confidence will sit vacant four months or more. Every selection shows its reasoning per unit in the queue.

What does it cost?

Nothing up front. Landing funds the furniture, the install, and the operations. You earn a share of net revenue, remitted monthly with unit-level statements.

Can we take a unit back?

Yes. New units start month-to-month. Request a deinstall for any date in the portal, and the unit returns after the current reservation ends, ready to lease. There is no termination fee after a unit's first 90 days.

What if our leasing team wants to keep a unit?
